How This Capital Gains Tax Calculator Works

This calculator is designed to help Australians estimate the potential difference between the current Capital Gains Tax (CGT) rules and the changes announced on 12 May 2026.

The calculator compares:

  • Current CGT Rules
    • Investors may receive a 50% capital gains tax discount on assets held longer than 12 months.
    • The remaining gain is taxed at the investor’s marginal tax rate.

AND

  • Proposed New CGT Rules
    • Existing gains accrued before the proposed commencement date continue under current rules.
    • Future gains may instead use:
      • Indexation of the cost base for inflation, and
      • A proposed minimum 30% tax on real capital gains in certain circumstances.
    • Some exemptions and alternative calculation methods may apply to eligible new builds or specific taxpayer categories.
    • We recommend all investors obtain a property valution on or before 1st July 2027.
